Exco member for local government and traffic management, Chow Kon Yeow has called a press conference to provide members of the media a clear explanation on the Guideline for Development (87 units/acre) .
MPPP Chief Datuk Patahiyah Ismail, acting secretary Patrick Khoo and the three Directors from Building, Engineering and Town Planning departments were there.
The Guideline has been enforced since 28 June 2010. However, due to recent media highlights, the public may get the wrong perception.
The objectives of the guideline are :
1) To create more units of affordable housing within MPPP administration.
2) To provide more choices of homes (in terms of size and number of rooms) to enable Penangites to own.
3) To shift the balance from the current focus on 'super condo'.
Chow explained all the necessary steps taken by MPPP to ensure that more affordable housing projects are undertaken by developers. Previously, developers have shifted to the development of super condo which has floor areas of up to 11,000 sq/ft.
To avoid that, MPPP has imposed guidelines so that the density of 87/acre or maximum 122,000 sq ft are adhered to.
Price control is also imposed for 25% of the sales price. Therefore, developers have to build :
5% of RM400,00/unit home;
15% of RM300,000/unit home;
5% of RM200,000/unit home.
MPPP Chief pointed out that only the current 30 unit/acre areas are allowed the 87 unit/acre. There are locations which aren't allowed the 87 unit/acre.
On the island, only 270 acres or 0.37% of the whole island has pockets of lands where 87 units/acre are allowed.
